RLDA invites bids for residential development of railway land parcel 'B' near Punjabi Bagh in Delhi

New Delhi [India], September 30 : Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, invited bids for the Residential Development of Railway Land Parcel 'B' near Punjabi Bagh (West) here under the Delhi Division of Northern Railway.
As per the official statement of RLDA, the approximate area of Land Parcel 'B is 46,313.39 Sqm (4.63 Ha) and has a reserve price of Rs 1100 crore. The land parcel will be leased for 99 years. The maximum permissible Floor Area Ratio (FAR) is 200 on the gross area of this land parcel.
It further read that the site is bounded to the north by Shakurbasti Railway Station, to the east by vacant railway land, to the south by NH-9 (Rohtak Road) and to the west by additional railway vacant land and a parking area. All interested bidders can check RLDA website to get information about the site.
Giving information about the tender, a senior official said that the site enjoys excellent connectivity from Old Rohtak Road (NH 9) and boasts a prominent frontage along this major highway. Additionally, it is accessible via Ring Road, further enhancing its strategic position.
The site is located within proximity to key metro stations, ensuring easy accessibility. The site is just 350 m from Madipur Metro Station & 800 m from Shivaji Park metro station, providing excellent public transport connectivity.
The official also informed that the site is located in North-West Delhi near Punjabi Bagh (West) and falls within the limits of the Municipal Corporation of Delhi. It is part of Delhi Suburban Railway network and offers significant potential for both commercial and residential development due to its advantageous frontage and accessibility.
Situated in a densely populated and commercially active area of West Delhi, the site benefits from its proximity to major commercial hubs. The road passing through the site is positioned below the DMRC Green Line, which connects Punjabi Bagh (West) with Madipur Station.
Moreover, significant commercial areas are located within a 5-kilometre radius, making the site highly attractive for development.
It is pertinent to note that Rail Land Development Authority (RLDA) is a statutory authority under the Ministry of Railways for the development of Railway land.
It has four key mandates as a part of its development plan, namely leasing commercial sites, colony redevelopment, station redevelopment and multi-functional complexes.
